Real Estate is moving along quite nicely in 2013! We have several new buyers and listings! And buyers and sellers are working together to achieve common goals! The "Tug of WAR" over the past years seems to have subsided and the willingness to work towards a mutually beneficial "Win/Win" Scenario is replacing the struggle and discontent. Although sellers are not getting "all" their money and buyers are not always getting the "deal" we are finding it "Good Enough"! With interest rates still low then basically money is STILL on sale - therefore pricing could not be better in a relatively new healthy market! Estate properties are finally being pursued. We have several gorgeous properties listed that are still well below cost to build! Builders are able to get pricing again and therefore you are starting to notice construction! New homes are back! So if you find a resale that you love - of the estate quality ! Now is the time to buy! We will be seeing the return of pricing for amenities and features, which in past years had to be sacrificed to maintain the sale! Also, first time buyers! You might not believe it! but you can Still buy cheaper than you can rent! This again is boosting our stabalized market to a healthy market. While the cost of money is still low, you need to act! Investors are having a bit of a more difficult time these days. With the freebies being SOLD OUT and the willingness of "home" purchasers to return to the market place, the ability of an investor to find homes priced 30 percent below the rest of the market is now rare, maybe even non-existent. We should say thank you, to all the investors that helped us rebuild this healthy market, fixing up destroyed or abandoned homes and returning them to the market as financable. It takes a lot of cash to bring abandoned homes back to acceptable standards so a lender is able to loan money in accordance with finance regulations! Well they did it! Thank you! And now most homes previously abandoned seem to be repaired and in healthy hands. Healthy hands! I am hopeful with additional incentives and political reassurance that other sectors of the economy may return. We will keep you posted, as Michael and I have decided to BLOG!
